-          New bathroom installations and/or adaptations as may be required, working with leading names and installers of modern level access showers and bathrooms (Prime Living are registered installers of Impey level-access/wet-room systems)

-          Contractor selection with competitive tendering and negotiations when required with management through to completion

 -          Ensuring appropriate contracts and insurances are in place

-          Full management oversight on-site and approval of all works on completion

-          Property & Project Appraisals where we can assist with viewings and technical appraisal pre-purchase, to help you make more informed decisions regards buying and/or renovating. This can include options appraisal regards space/layout, extension/s potential, what may and may not be possible to change/improve, likely cost implications, and the preparation of digital images to help you visualise space and potential.

 As project managers we deal with all aspects of;

- Coordination of and liaison with all other consultants and services, including Architects, Engineers, Surveyors, Planning (including Listed Building Consents), Building Control, dealing with Party Wall matters, and gaining all necessary permissions and approvals as required

- Preparation of detailed specifications and schedule of works to ensure clarity and accurate pricing of works, thereby minimising the potential for disputes

- CDM 2015 compliance; Construction Phase Planning - Construction (Design & Management) Regulations 2015

- Tendering when required and evaluations/recommendations regards decisions on contractor selection

- Due diligence; checking of references, insurances, relevant experience etc and management of works to completion

- Drafting and agreeing a ‘Work Programme’ so that your project is delivered to agreed timescales

- Drafting and agreeing a payment plan, with all stage payments assessed against works completed/in arrears

- Negotiations with suppliers & contractors as appropriate

- Full coordination of all works stages with the various contractors and suppliers

- Contract management and quality control, relating to work and materials

- Ensuring all works are to agreed standard, compliant with all regulations, and appropriately certified
